HVAC inspection

Airflow & indoor comfort

  1. Inspect air filter condition.
  2. Measure return and supply air temperatures.
  3. Inspect blower wheel and housing.
  4. Check blower motor operation.
  5. Inspect accessible ductwork and connections.
  6. Check supply and return airflow for restrictions.

Electrical & controls

  1. Inspect electrical connections and wiring.
  2. Test capacitors against manufacturer specifications.
  3. Inspect contactors and relays.
  4. Measure compressor operating amperage.
  5. Measure condenser fan motor amperage.
  6. Test thermostat operation and calibration.

Refrigeration & cooling

  1. Inspect accessible evaporator coil condition.
  2. Inspect condenser coil condition.
  3. Evaluate refrigerant operating pressures and temperatures, as appropriate.
  4. Evaluate superheat and subcooling, when applicable.
  5. Inspect accessible refrigerant lines and signs of leaks.

Drainage, safety & performance

  1. Inspect condensate drain line and pan.
  2. Test condensate safety switch, where installed.
  3. Inspect accessible equipment for unusual vibration, noise and visible deterioration.
  4. Verify operating sequence and overall system performance.
